Three Parkway was completed and occupied in 1970. It was designed by Kneedler Mirick Pearson Ivonen Batchler Allabach & Rennis did the structural design and Pennell & Wiltberger Inc. did the mechanical and electrical design.
The building consists of a full basement, twenty floors of rentable space and two mechanical floors. The first floor is primarily a cafeteria and dining facility. Floors two through twenty are office space and average 28,000 square feet per floor. The basement includes a fitness center, storage space, production studio and mechanical space. The base building systems were renovated and upgraded in 1996/97 at a cost of about eleven million dollars. The work included: three new 500 ton Carrier chillers, a new plate and frame heat exchanger, a new three-cell cooling tower, a new Carrier Comfortworks Building Automation System, the installation of sprinklers throughout the building, a new fire alarm system, a new 350 KW emergency generator, new 120/208 circuit breaker panels on nineteen floors, conversion of all elevators to computer control, the installation of an additional high-rise elevator, the renovation of the restrooms on eighteen floors and the installation of a cooling tower water loop throughout the building.
